Source: MLS PIN closed sales via Bridge, Braintree only, Nov 5, 2024 – Oct 30, 2026. Medians, not averages. Sales where Justin Rollo or his team was an agent are left out. Based on information provided to and compiled by MLS Property Information Network, Inc. covering the period Nov 5, 2024 through Oct 30, 2026. Finished = the MLS basement field includes “Finished” or “Partially Finished”. MLS living area usually excludes basement space, which is why the size bands still apply.

166 of 432 single-family sales over the last 24 months (38%) listed a finished or partially finished basement. They sold at a median of $826,250, against $700,000 for the rest.
About 1% less on a like-for-like basis. We compared median prices within size bands (under 1,400 sq ft, 1,400–1,999 sq ft, 2,000–2,799 sq ft, 2,800+ sq ft) where each side had at least 10 sales. The plain medians differ by 18%, but houses with a finished or partly finished basement were also larger (a median 2,228 sq ft against 1,596), and size explains much of that gap.
Usually not in the MLS: most Braintree listings report above-grade living area and describe basement space separately. That is why this page compares houses of the same above-grade size.
