A read on what’s actually trading — recent closed sales.
58 of 432 single-family sales over the last 24 months (13%) mentioned an in-law suite or accessory apartment in the listing (or flagged an ADU in the MLS). They sold at a median of $900,000, against $723,000 for the rest.
About 4% less on a like-for-like basis. We compared median prices within size bands (1,400–1,999 sq ft, 2,000–2,799 sq ft, 2,800+ sq ft) where each side had at least 10 sales. The plain medians differ by 24%, but houses with an in-law or accessory unit were also larger (a median 2,718 sq ft against 1,674), and size explains much of that gap.
Since February 2, 2025, Massachusetts law allows one accessory dwelling unit by right on a lot with a single-family house, up to 900 sq ft or half the main house’s floor area, whichever is smaller. Local site and building rules still apply, so check with the Braintree Building Department before you plan on one.
